Mortgage Payoff Calculator

Estimate how additional principal payments may change the payoff schedule and interest cost. Enter your current balance and remaining term; the tool does not connect to your servicer.

The calculator first determines the scheduled principal-and-interest payment from the current balance and remaining term. It compares a baseline schedule with a second schedule that applies the one-time principal payment at the start and adds the extra monthly principal amount.

Enter your current loan assumptions

Use the current principal balance and remaining scheduled term. Extra payments are modeled as principal-only.

Assumed to be applied immediately to principal. Enter zero if none.

This model keeps the original scheduled principal-and-interest payment and adds the extra principal you enter.

Simplified fixed-rate amortization model. It assumes the lump sum reduces principal immediately and extra monthly amounts are applied to principal. It excludes escrow, fees, penalties, recast rules, and servicer processing. Request a formal payoff quote from your servicer.

What the model assumes

The model keeps the original scheduled principal-and-interest amount after the lump sum, then adds the extra principal field to each monthly payment. The final payment is capped at the amount due. Interest is calculated monthly on the remaining modeled balance.

What is not included

  • Escrow for property taxes or homeowners insurance.
  • Servicing fees, late charges, deferred interest, or other unpaid charges.
  • Prepayment penalties or loan-specific restrictions.
  • Recasting, recast fees, or a servicer changing the required scheduled payment.
  • Timing differences when a servicer receives and posts extra payments.

Confirm with your servicer

Ask how to designate an extra payment as principal-only, whether the loan has a prepayment penalty, and whether a lump-sum payment changes the required payment. Request a written payoff quote for the exact date you intend to satisfy the loan. The CFPB explains why a payoff quote differs from the current balance.
