Calculators help make assumptions visible. They do not retrieve live rates, verify loan eligibility, estimate every fee, or replace a lender Loan Estimate. Enter realistic tax, insurance, debt, and interest assumptions and adjust them as you get better information.

Choose inputs carefully

Use an interest rate from a dated lender quote or label it as a hypothetical scenario. Property taxes and insurance should be based on the property and location where possible. Do not assume PMI with a generic percentage; enter a quote supplied by the lender. HOA dues, utilities, repairs, and maintenance are not automatically included unless a calculator field asks for them.

Use results as a starting point

Change one input at a time to see what moves the result. Keep a record of the assumptions and compare outputs with written lender information. If a result seems surprising, check units, annual versus monthly costs, term, rate, and down-payment amount.
