Home Affordability Calculator

Enter your income, debts, and housing-cost assumptions to estimate a scenario-based home price. The tool is for education, not a lender preapproval or credit decision.

The calculator subtracts user-entered monthly debts from a user-selected share of gross income, then subtracts annual taxes, annual insurance, and monthly PMI. The remaining amount is treated as a principal-and-interest budget and converted to a loan amount using the standard fixed-rate amortization factor.

Enter your scenario

Use gross annual income and monthly debt payments. The target DTI is a user-selected planning assumption, not a lender standard.

Scenario input only. Not an approval threshold.
Enter an amount from a lender estimate. This tool does not invent a PMI quote.

The model treats annual taxes and insurance as fixed amounts supplied by you. Update them for the actual property.

Estimated affordability scenario

Illustrative maximum home price$268,000.00

Based only on the inputs and selected DTI assumption.

Estimated loan amount$241,000.00
Estimated down payment$27,000.00
Monthly housing-cost cap$1,900.00
Monthly taxes, insurance and PMI$490.00
Available principal and interest budget$1,410.00
This is not a lender decision, preapproval, rate quote, or promise that a home at this price is affordable. The result excludes HOA dues, utilities, repairs, maintenance, moving, and closing costs. Your chosen DTI target is not a universal lending rule.

What the inputs mean

Gross annual income is divided by twelve. Other monthly debts are subtracted from the chosen total debt-to-income target. Property taxes and homeowners insurance are divided by twelve, and PMI is entered manually because its price depends on the actual loan and borrower.

What the formula does

For a positive annual interest rate, the monthly principal-and-interest payment factor is r / (1 − (1 + r)−n), where r is the monthly rate and n is the total number of monthly payments. The affordable loan amount equals the available principal-and-interest budget divided by that factor. When the rate is zero, the factor is 1 / n.

Costs not automatically included

  • Homeowners association dues or special assessments.
  • Utilities, maintenance, repairs, or capital improvements.
  • Closing costs, prepaid items, moving, or furniture.
  • Changes in property taxes, insurance premiums, or income.
