Down Payment Calculator

Set a home price, down-payment percentage, savings balance, and timeline. Include closing costs and a reserve so the savings target reflects more than the deposit.

The tool calculates the down-payment amount as purchase price multiplied by the target percentage. It adds the closing-cost estimate and reserve goal to produce a cash target, subtracts current savings, and divides any remaining gap by the number of months to the planned purchase.

Set your savings target

Enter the purchase price and your target down-payment percentage. Add estimated closing costs and the cash reserve you want to keep.

Closing costs and reserves are your estimates. Get current figures from the lender, settlement provider, and your household budget.

Your down-payment plan

Total cash goal including costs and reserve$44,000.00

Down payment + estimated closing costs + reserve goal.

Down payment amount$30,000.00
Estimated loan before other financing$270,000.00
Current purchase savings$8,000.00
Remaining savings gap$36,000.00
Suggested monthly savings pace$1,500.00
This is a savings-planning calculation, not confirmation that a loan program will accept the selected percentage. Mortgage insurance, fees, assistance rules, and cash-to-close needs vary.

Build the full cash target

For a purchase, the down payment is not the only cash requirement. Closing costs, prepaid property taxes and insurance, inspections, moving, immediate repairs, and a reserve can all affect the amount you need available. The calculator lets you set closing costs and reserve separately instead of assuming they are included in the deposit.

Estimated loan amount

The displayed loan amount is the purchase price minus the down payment only. It does not include financed fees, subordinate financing, grants, or other program adjustments. It also does not calculate monthly payments or private mortgage insurance.

Make the savings pace realistic

The monthly savings result is a simple target based on the number of months entered. It does not model interest earned, changes in savings, investment risk, inflation, price changes, or program assistance. If the result is too high, revisit purchase price, timeline, expenses, or the amount already saved rather than assuming future financing will fill the gap.

The calculator does not decide whether a down-payment percentage or source of funds is allowed under a specific loan program. Ask the lender about documentation and current program requirements.
